Masonry work on Delray Beach homes
Delray Beach is a short drive up the coast from our base in Deerfield Beach, past Boca Raton and just south of Boynton Beach. A lot of the calls we get here come from owners of block-and-stucco houses, condo and townhome owners sorting out a shared wall with their HOA, and people adding a garden wall, walkway or outdoor kitchen to a backyard they use all year.
The same crew that works inland in Margate works here, but closer to the ocean the houses wear differently. The price of a job usually turns on how far the damage runs, the material we have to match and how easy the wall is to reach, and the schedule turns on whether the city needs a permit and inspections. I'll give you your own figure once I've seen it. Salt air and wind-driven rain wear mortar joints faster near the water, so on those houses we check every joint and not just the cracked one.
What we build and fix in Delray Beach
When a block house near the coast shows stair-step cracks or doors that stick, we find out whether the footing has moved before we touch the wall.
Chimneys here mostly sit unused for months, so water gets into the crown and joints unnoticed. We rebuild the crown, repoint the brick and reset loose flashing.
Brick joints near the ocean often go soft and sandy. We grind out the worn mortar and pack in a new mix matched to the old color.
Cracked or flaking bricks on a planter, step or wall get cut out and replaced with matching brick, after we find out what broke them.
Sandy soil drains fast but lets an unprepared base settle, so we dig out, compact the base in layers and edge the pavers so they stay put.
Raised beds and pool decks on tight lots need a wall that holds soil back, and ours get drainage behind them so water can't push them over.
On an older house or condo building, we sort out which damage is surface wear and which means water is getting in, and stop the water first.
Here a fireplace is often more about the look than the heat, so we build the firebox, surround and hearth in brick or stone to suit the room.
Veneer can dress up a stucco front or entry column, and we check the wall behind it first, since veneer over a wet wall traps water.
Privacy and property-line walls between close-set Delray Beach houses go up in block on a proper footing, then get stucco or a finish to match the house.
For additions, we lay the block that carries the house, reinforced and grouted where the plans call for it, so the walls above sit level and true.
Backyards here get used most of the year, so we build grill islands and counters in block with stone, brick or stucco faces built for sun and rain.
Walks to the door or out to the pool get a compacted base and a slight pitch, so rain runs off instead of pooling at your step.
We lay brick garden and entry walls on a footing sized for the wall, and cap the top so rain stays out of the joints.
Coral stone, flagstone and other natural stone go into steps, wall faces and borders, and we set each piece by hand with joints sized to the stone.
When only a few joints have cracked or dropped out, pointing refills them with fresh mortar before water gets behind the brick and the job gets bigger.

Delray Beach masonry questions
Do I need a permit for masonry work in Delray Beach?
Most masonry work on a house does. The city's Building Division issues permits for building, altering, repairing or demolishing any building or structure, and that reaches anything attached to it, like a wall, a chimney or a foundation. If you're unsure about a small repair, call the city at (561) 243-7000 before work starts, and when a permit is needed we pull it.
How much does masonry work cost in Delray Beach?
The price comes down to how much wall or joint is involved, the material, how hard it is to reach and whether the cause sits deeper than the crack. Matching old brick or coral stone, working on a condo building under HOA rules and a job that needs a permit and inspections all add to it, while a small repair caught early costs far less than a rebuild. I write the estimate on site, so you get a figure for your house.
How long does a building permit stay valid in Delray Beach?
A permit expires unless work starts and an inspection is requested within 180 days, and once work is underway, the city treats 180 days without an inspection as a job that's been abandoned, so the permit expires then too. On permits valued above $5,000, a Notice of Commencement also has to be recorded at a Palm Beach County courthouse before the first inspection. We schedule inspections as the work moves along so the permit stays live.
Can I pull my own permit for masonry work on my Delray Beach home?
Yes, if it's a home you live in, Florida law lets you act as your own contractor, and you sign the permit application in person. You then have to supervise any work you hand to others and hire licensed electrical, plumbing, A/C and roofing subcontractors. If you'd rather not carry that, it's part of what we do.
How do I check a masonry contractor before hiring one in Delray Beach?
Ask whether they're registered with the city, because contractors there have to register and keep a current license on file before they can submit a permit. Palm Beach County also requires a local business tax receipt from anyone selling services in the county, on top of any city license. We're licensed and fully insured, and I'm happy to walk you through how the permit will go on your job.
What happens if masonry work is done without a permit in Delray Beach?
Code Enforcement issues a stop work notice, and the after-the-fact permit costs three times as much. If the work is already covered up, there may be extra fees for an outside engineer to analyze it, and if no permit gets issued, a Notice of Violation follows and could lead to fines. That's why we settle the permit question before we start.
